Our homes are custom built in Phoenix, ground-set, fully landscaped, and finished with a beautiful, durable sand stucco finish. Efficiency in heating and cooling is enhanced by dual glaze windows and high level insulation. Some of the homes at our RV resort in Arizona even offer large screened patio areas and matching storage buildings. The Bay has been designated a 'Blue Ribbon Community' by the MHC. Policies

General Policies:

• RV Check In Time: 1:00 PM
• Hotel/Rental Check In Time: 3:00 PM
• Check Out Time: 11:00 AM
• Minimum Check In age is 55 years old.
• Pets are allowed. No vicious breeds of dogs.
• Rates displayed do not include any applicable service fees or charges for optional incidentals.
• For late arrival arrangements, please contact our Reservation Department at (800) 424-9191.

Reservation & Payment Policies:

• Reservations are essential during January, February, and March.
• Your credit card will be charged one night rack rate prior to arrival.
• For stays of one month or longer, a deposit of one month is required.
• For stays of one week or less, a one night deposit is required.
• A $50 utility deposit is required for stays of 30 days or more.
• The entire balance is due upon arrival for daily, weekly, monthly or seasonal reservations.
• To make changes to your reservation please call (877) 864-2728 and specify that you booked your reservation online.
• If a RV/Tent site reservation is canceled at least 2 days prior to arrival, an administrative fee of $25 will be charged prior to refunding any advance deposit. Otherwise the one night deposit will be forfeited.
• If a rental reservation is canceled at least 7 days prior to arrival, an administrative fee of $25 will be charged prior to refunding any advance deposit.
• Rates are based on two persons per space. If additional persons occupy the unit, guest fees are $5.00 per person per day; $25.00 per person per week; and $50.00 per person per month.
• Rent charges begin on reservation start date, rather than on arrival date.
• In the case of multiple sites booked, cancellation penalties apply to each site that is canceled or changed.
• Prices and site type are subject to availability.
• If I used a credit card for a deposit, guarantee or payment, I authorize MHC Property Management L.P. to charge any expenses incurred during my stay to that credit card or apply funds you have on deposit with us against what I owe.

Refund Policy:

• Refunds are allowed with 48-hour cancellation notice for daily and weekly reservations.
• A cancellation notification of less than 48-hours will result in a $25 administration processing fee.
• For reservations of one month or more, full refund of your reservation deposit will be given for cancellations made sixty (60) days in advance of original arrival date.
• Rental reservations that are canceled within 7 days of arrival are not eligible to receive a refund.
• Cancellation notification is defined as notifying the resort of intent to cancel by a phone call or written communication.
• For cancellations received less than sixty (60) days from arrival date, the deposit amount will be held on account for future stay.
• The only exception is a death or a documented major family medical emergency, which will entitle the guest to a full refund of the deposit if the cancellation is made prior to check-in.
• No refunds will be issued for early check out.

• High speed Internet and additional WiFi service available from Jabba Communications for a fee.
• Mail box key deposit is $15.00 ($10.00 refundable).
